Closing Day

You are nearing the finish line—just a few final details remain to ensure a successful closing.

Final Walk-Through Inspection

A final walk-through is typically conducted a day before or on the day of closing. This step allows you to confirm that the property is in working order, matches the condition agreed upon, and that all items included in the sale are present.

Home Services and Utilities

To facilitate a smooth transition, our team will provide a list of contacts to assist in activating home services and utilities after closing.

Be Prepared

While rare, last-minute issues can arise. Whether it’s a minor problem with the property or a delay in paperwork, our experienced agents at Delano Group are ready to address these challenges swiftly, ensuring a stress-free closing process.

The Closing Process

The closing agent will provide a settlement statement summarizing the financial transactions involved in the sale. All parties, including you, the seller, and the closing agent, will sign to certify its accuracy. If you are financing, you will also sign the necessary loan documents. Should you be unable to attend the closing in person, we can arrange alternative solutions with adequate notice.

Ensure you have your funds ready—either through an electronic wire transfer or a certified bank check—as specified on the settlement statement. The seller will provide property keys and any additional essential items, completing the transaction.
